The price gap

BTO flats typically transact 20 to 35% below comparable resale flats in the same area, and carry the largest available HDB grants, up to S$120,000 in Enhanced Housing Grant for eligible first timer households at or below S$9,000 monthly income.

The wait

A standard BTO launch runs 4 to 5 years from application to key collection. A resale flat gives immediate possession, and lets you choose the exact block, floor, and proximity to schools or parents, something no BTO ballot can guarantee.

Income ceilings differ by flat type

BTO eligibility is capped by household income: S$14,000 a month for 4 room and 5 room flats, S$7,000 a month for 2 room and 3 room flats. These ceilings do not apply to resale flats bought without a grant.

Which one fits you

Run it through Money, Timing and Safety rather than price alone. Money favours BTO, cheaper and better subsidised. Timing depends entirely on your circumstances, whether you can comfortably wait 4 to 5 years, or need a home now for a growing family or an approaching lease.
