The methodology
The Move
My five-step process. Every property decision buy, sell, hold, restructure, wait runs through The Move. Thirty minutes to know where you stand and what your next move is.
Read the Board
Your current position, on paper. CPF balances, outstanding loans, what you actually own vs what you owe, and where the equity lives.
Find the Constraint
What is stopping the next move? TDSR ceiling, cash shortfall, stamp duty exposure, lease decay, or timing. One thing, not everything.
Model the Scenarios
Two or three paths, built with real numbers. Buy first vs sell first. Keep vs sell. Hold vs restructure. The math on each.
Time the Move
When to act, in what order, and why the sequence matters. Getting the timing wrong costs more than the transaction.
Secure the Position
The downside check before you commit. What breaks, and when. Buffer sizing, holding power, and the exit before entry.
