Property Agent for Landlords in Singapore

A property agent for landlords in Singapore finds and screens tenants, lists your room or unit, coordinates viewings and sees the tenancy through to signing. Winfred Quek, CEA R073319H, places tenants in HDB rooms, HDB flats and condos, checks what the HDB or condo rules allow before listing, and charges no upfront fees on room placements.

Who needs a property agent as a landlord in Singapore?

A landlord who wants a qualified tenant without handling every enquiry and viewing alone is who this page is for. It suits:

How does Winfred help a landlord rent out a property?

Winfred works through six steps, from checking the rules to the day the tenant moves in.

  1. Check what you are allowed to rent. I confirm whether your flat can be let as a room or as a whole unit under HDB's current rules, or your condo's rules, before anything is listed.
  2. Agree the rent and the tenancy terms. We set an asking rent from comparable listings and settle the available date and tenancy length that suit you.
  3. List the property. I list on PropertyGuru and 99.co and share it with my tenant network. You can use other platforms in parallel.
  4. Screen the tenants. I verify employment and screen for risk before anyone views, so you only meet qualified candidates.
  5. Coordinate the viewings. I arrange the viewing schedule so you meet shortlisted tenants only.
  6. Sign and hand over. I coordinate the tenancy agreement signing and the handover of the unit.

What is the difference between renting out a room and a whole HDB flat?

Renting out a room needs HDB approval and means you keep living in the flat, while renting out the whole flat needs a completed Minimum Occupation Period and a Singapore Citizen owner.

Frequently asked questions

How much does a landlord pay a property agent in Singapore?

Fees depend on the property and the tenancy. They are set out on my pricing page, and the room placement terms are on my landlord page. On room placements, commission is paid only on a successful placement and there are no upfront fees. Any fee is disclosed in writing before I represent you.

Can I rent out my HDB flat during the Minimum Occupation Period?

You cannot rent out the whole flat during the MOP. HDB's bedroom rules list no MOP requirement, so you can rent out a bedroom with HDB approval if you keep living in the flat and own a 3 room or bigger flat. Source: HDB, checked 17 Oct 2026.

Is rental income taxable in Singapore?

Yes. Rental income is taxable under Section 10(1)(f) of the Income Tax Act, with legitimate deductions available. Confirm your own case with IRAS or a tax adviser.

Can I list my room on other platforms too?

Yes. On room placements I list on PropertyGuru and 99.co, and you can use Carousell, Facebook or other sites in parallel. The first tenant to sign wins.

What do I need to give you to get started?

The property type, the district or area, your asking rent, the date it is available and a WhatsApp number. I follow up within 24 hours.

What are the key takeaways?

Three points matter most on this page.

  1. Check what the rules allow before you list: a room and a whole flat follow different HDB rules.
  2. A whole HDB flat can only be rented out after the MOP and with HDB approval, and only by a Singapore Citizen owner.
  3. Rental income is taxable, so keep your records and confirm your own case with IRAS.
