How long does it take to sell an HDB flat?

Quick answer: Once you grant the Option to Purchase, the HDB resale process takes roughly 12 to 16 weeks to completion and key handover, run through the HDB resale portal. Before that, you also need to have passed your 5 year Minimum Occupation Period and find a buyer, which can add weeks or months depending on how the flat is priced.

Sellers usually ask this expecting one number. There are actually two separate clocks running, and confusing them is the most common planning mistake.

Clock 1: MOP eligibility

Your flat must have passed its 5 year Minimum Occupation Period before you can sell it on the open market at all, counted from key collection for a BTO flat, or from the resale completion date if you bought it on the resale market.

Clock 2: OTP to completion

Once you find a buyer and grant the Option to Purchase, the HDB resale process runs approximately 12 to 16 weeks to completion and key handover. What determines how fast you find a buyer

This part is not fixed. It depends on how the flat is priced against comparable transactions and current demand in your estate, there is no standard number of weeks on market that applies across every town and flat type.

Net proceeds check before you list

Before listing, work out net proceeds: sale price minus outstanding loan, minus CPF principal plus accrued interest refund, minus agent commission, minus legal fees. HDB flats are exempt from Seller's Stamp Duty, since the 5 year MOP already serves that anti flipping function.
