Every year a new group of HDB owners passes the 5 year Minimum Occupation Period and becomes free to sell, rent out the whole flat or buy private property. Next year's group is bigger than this year's. This page gives HDB's own national figure for 2027 and shows how to check your own date. For the 2026 group, read our page on the 2026 supply wave, and for how crowded a listing window can get, the MOP listing window guide.
What HDB says for 2027
In its release of 28 July 2026 on removing the 15 month wait out period, HDB states in a footnote that a rising number of BTO flats will reach MOP in the coming years, from 8,000 in 2025 to 13,500 in 2026, 15,000 in 2027 and 19,500 in 2028. HDB does not give a town split in that release, and I found no official page that does, so this page does not guess one.

Two points. First, these are BTO flats reaching eligibility to sell. Reaching MOP does not mean a flat is listed, and many owners stay put. Second, the figures are rounded. HDB's page gives no more detail than this footnote.
Check your own MOP date
You do not need any town breakdown to know your own date. HDB says you can log in to MyHDB Page and check under My Flat, Purchased Flat, Flat Details and Minimum Occupation Period. The MOP starts from the day your purchase is legally completed and excludes any period when you do not physically live in the flat, for example while the whole flat is rented out with HDB's approval. The length is 5 years for Unclassified and Standard flats, and 10 years for Plus and Prime flats. HDB defines Unclassified as flats sold before the October 2024 sales exercise, so flats completed in 2022 fall under the 5 year rule.

If you only have your key collection date, our MOP countdown tool turns it into a date, and MOP explained for HDB sellers covers what you can do once you reach it.
A worked reading, with an assumed owner
Suppose an owner collected the keys to a BTO flat in March 2022. This is an assumed example. Five years from the day the purchase was legally completed puts the MOP date around March 2027, provided the owner lived in the flat throughout. If the whole flat was rented out for 8 months with HDB's approval, those months do not count, so the date moves later by about 8 months. The owner should confirm the exact date on MyHDB Page rather than rely on this arithmetic. The national figure tells the owner that many other households reach the same milestone in the same year. It does not say how many will list, at what price, or how long a sale will take. For those answers the owner would count completed resale transactions in the same cluster, as the listing window guide explains, and talk to an agent about current buyer demand.
Using the numbers without over reading them
A large national group does not decide what your flat is worth, and this page forecasts no price. What it can do is prompt sensible questions. What did similar flats in your cluster actually sell for in the past 12 months? Do you need to sell at MOP at all? The listing window guide shows how to count completed resale transactions for your own cluster on data.gov.sg.
Frequently asked questions
How many HDB flats reach MOP in 2027?
HDB states that 15,000 BTO flats reach their MOP in 2027, up from 13,500 in 2026 and 8,000 in 2025, with 19,500 in 2028. The figures come from a footnote in HDB's 28 July 2026 release and are rounded.
Does HDB say which towns have flats reaching MOP in 2027?
HDB does not publish a town split that I could find, so I do not give one. HDB's national figures are 8,000 in 2025, 13,500 in 2026, 15,000 in 2027 and 19,500 in 2028. To see your own date, check MyHDB Page.
How do I check my own MOP date?
Log in to MyHDB Page and look under My Flat, Purchased Flat, Flat Details and Minimum Occupation Period. The MOP starts from the day your purchase is legally completed and excludes any period when you do not physically live in the flat.
Does reaching MOP mean I have to sell?
No. MOP only makes your flat eligible to sell. HDB's figures count flats reaching eligibility, not flats listed for sale.
