What is SORA, in plain English?

SORA stands for Singapore Overnight Rate Average. It is the volume weighted average of the interest rates banks pay on unsecured overnight Singapore dollar loans between each other. The Monetary Authority of Singapore (MAS) administers it and publishes a reading every business day.

A single overnight rate can jump from day to day, so home loans use a compounded version. Compounded SORA rolls the daily rates over a past window into one annual rate. The 3 month compounded SORA covers the past three months. Because it looks backward, it moves gradually and trails a change in the overnight rate.

How do bank floating packages use it?

A floating rate home loan package is usually quoted as a compounded SORA rate plus a spread. The SORA part moves with the market. The spread is the bank's margin, set in the loan terms, and it can step up in later years. Some packages are fixed for the first years and then switch to a SORA based rate. Which compounded rate is used (1 month, 3 month or another), when the rate resets, and the size of the spread all differ by bank and by package, so the bank's own terms are what count.

Example only, not a quote from any bank: a package priced at 3 month compounded SORA plus 0.70% would work out to about 2.01% on the latest reading above (1.3087% plus 0.70% is 2.0087%). When SORA moves, the SORA part of that rate moves with it. See the mortgage rates page for bank packages and the SORA glossary entry for more.

What is 3 month compounded SORA?

SORA is the Singapore Overnight Rate Average, the volume weighted average rate on unsecured overnight Singapore dollar lending between banks, administered and published by MAS. The 3 month compounded SORA rolls the daily SORA rates over the past three months into one annual rate. Because it looks back over three months, it moves gradually and trails a change in the overnight rate.

How do banks use SORA in a floating rate home loan?

A floating rate package is usually quoted as a compounded SORA rate plus a spread, for example 3 month compounded SORA plus 0.70%. The SORA part moves with the market and the spread is the bank's margin, which the loan terms set and may step up in later years. Some packages are fixed for the first years and then switch to a SORA based rate. The reference rate used (1 month, 3 month or another), the reset timing and the spread differ by package, so read the bank's own terms.

Is the monthly average on this page an official MAS figure?

No. MAS publishes the daily readings. The monthly average is the simple average of the daily readings for that month, worked out for this page. The readings column shows how many daily readings went into each month, and November 2026 is a part month.
