HDB Price Check from actual transactions

What flats around you actually sold for. This is a read of actual transacted prices from HDB data, not a valuation by a licensed valuer.

Quick answer: Pick your town, flat type, floor area and storey band, and this tool gives an instant indicative price range built from the last six months of actual HDB resale transactions on data.gov.sg.

This tool works out an indicative price range for your HDB flat from real resale transactions, grouped by town, flat type and storey band, then scaled to your exact floor area. It is a starting point built from public transaction data, not a formal valuation and not a guarantee of what your flat will sell for.

Enter the flat's floor area as stated on your lease or HDB InfoWEB listing.

Not enough recent transactions for this town, flat type and storey band combination to give a reliable estimate (fewer than 5 in the last six months). Try a different storey band, or WhatsApp Winfred directly for a personally researched read on your flat.

How to read this result

  • This is an indicative estimate from public transaction data, not a formal valuation and not a sale price guarantee.
  • Exact block, facing, renovation, remaining lease and unit condition all move the real number and are not captured here.
  • The range reflects normal spread within your town, flat type and storey band, from the 25th to the 75th percentile of recent deals.

Figures are estimates for planning purposes only, drawn from data.gov.sg HDB resale transactions. Verify with a proper valuation before listing, buying or refinancing.

How do you check the valuation of an HDB flat?

The free HDB valuation check on this page is an indicative price range worked out from actual resale transactions. The official HDB valuation is a different step: when a buyer uses CPF or a housing loan, the buyer submits a Request for Value to HDB, and that value is the basis for the buyer's CPF usage and loan amount.

How this tool works

What it does. The HDB price check gives an indicative price range for a flat from recent resale transactions on data.gov.sg, by town, flat type, storey band and floor area. It is not a valuation by a licensed valuer.

How it is worked out. The tool reads valuation-hdb.json, which groups HDB resale transactions from February 2026 to July 2026 by town, flat type and storey band and stores the median price per square metre and the 25th and 75th percentiles. Indicative price = median price per square metre x floor area. The range runs from the 25th to the 75th percentile price per square metre x floor area. A group with fewer than five transactions shows no estimate. The three storey bands are 01 to 06, 07 to 12 and 13 and above.

Frequently asked questions

How does the HDB price check work?

The tool groups the last six full months of HDB resale transactions from data.gov.sg by town, flat type and storey band, then works out the median price per square metre for each group. It multiplies that median, and the surrounding p25 to p75 range, by the floor area you enter to give an indicative price and range for your flat.

Why is the result a range instead of one number?

Flats in the same town, flat type and storey band still differ by block, facing, renovation and exact floor, so transacted prices per square metre naturally spread out. The range shown runs from the 25th to the 75th percentile of that spread, which is a more honest picture than a single average.

How accurate is this compared to a formal valuation?

This is an indicative estimate built purely from public resale transaction data. It does not see your exact block, unit condition, renovation or remaining lease, so treat it as a starting point, not a formal valuation. Winfred Quek prepares a detailed, personally reviewed price check for your exact unit within 24 hours on request.

What happens if my town or flat type combination shows no data?

Where a town, flat type and storey band combination had fewer than five transactions in the last six months, the tool holds back an estimate rather than showing an unreliable figure. Try a different storey band, or WhatsApp Winfred directly for a personally researched read on your flat.
