What the review found
Narra Residences set a new Dairy Farm pricing benchmark at S$2,180 psf on launch weekend, with all one-bedroom units and all four strata shops fully sold, and two and three bedroom units making up about 90% of sales. The review's bull case is a genuinely low density design, about 66% of the site given to landscaping, in an estate that is no longer a promise since Dairy Farm Mall opened in 2024. The bear case is a still car-oriented location with the nearest MRT some distance away, a modest one-bedroom count limiting rental demand, and further undeveloped GLS sites nearby that could add competing future supply.
