Dunearn House is the first new non-landed private residential launch in the Swiss Club and Dunearn Road subzone in approximately 33 years, on a GLS site that drew nine bids only 3.7% apart at the top, a sign of broad developer conviction. The review scores capital as strong (first-mover positioning, a discount to the neighbouring Plot 2 site awarded later at a higher psf, and the Cross Island Line 2032 catalyst not yet priced in), but flags cashflow as the weak pillar given zero 1-bedroom units and modest CCR yields. The two honest caveats it raises most are the 99 year lease sitting inside a predominantly freehold neighbourhood, and a 20 to 30 year adjacent Turf City construction horizon.
