Upgrading from an HDB flat to a private home is a two part move: the flat has to be sold and the next home has to be bought. The order and timing of those two steps shape how much cash you need and how much stamp duty you carry.
I plan that with HDB owners before any viewing, so the numbers lead the decision and the property follows.
Who this is for
- HDB owners who have passed the Minimum Occupation Period, or are close to it, and want to know if an upgrade works.
- Couples choosing between a resale condo, a new launch and an Executive Condominium.
- Households unsure whether the cash and CPF left after the flat is sold will cover the next purchase.
- Owners who would hold two properties for a period and want to understand the stamp duty and loan limits that come with it.
- Owners who suspect the answer might be to wait, and want that tested honestly.
How I work with HDB upgraders
- Start with your flat. We look at the lease, your Minimum Occupation Period status, the outstanding loan and the CPF you have used. Those set what a sale really releases.
- Work out your real budget. We test your income and commitments against the bank's TDSR rule, then size the cash and CPF gap. The upgrade cash flow tool and the TDSR scenarios tool are where we begin.
- Plan the order of the sale and the purchase. Selling first, buying first and booking a new launch each carry different costs. I lay them side by side for your case. Two answers explain the trade offs: sell first or buy first and buying a condo while owning an HDB flat.
- Shortlist private options against your numbers. Resale condo, new launch or Executive Condominium, each compared on cash needed, monthly cost and how it fits your timeline.
- Stay with you through the transactions. From the HDB sale to the Option to Purchase, loan, and completion, I coordinate with your lawyer and bank so the dates line up.
I have nine years of experience and owned 5 properties before turning 30. For upgraders I use the Property Portfolio Analysis, a Money, Timing and Safety diagnostic, to test the move before you commit.
What I do not do
- I do not give legal advice. Your conveyancing lawyer handles the documents and any legal question.
- I do not give tax advice. For stamp duty treatment, check with IRAS or your lawyer.
- I do not give financial advice or set your loan. The bank assesses your loan, and HDB and CPF Board confirm eligibility and CPF refund figures.
- I do not promise a sale price, a timeline or a loan approval.
- I do not push an upgrade. If the numbers say wait, I will say so.
Frequently asked questions
Can I buy a condo while I still own my HDB flat?
Yes, if you are a Singapore Citizen and your flat has passed its Minimum Occupation Period. Additional Buyer's Stamp Duty applies to the condo as a second property, and an outstanding HDB loan can lower the loan to value limit on the condo mortgage. Current figures are kept on the site's rules reference page.
Should I sell my HDB flat first or buy the next home first?
There are three workable sequences and no single right answer. Selling first avoids Additional Buyer's Stamp Duty on the next purchase but leaves a housing gap to bridge. Buying first means paying that duty upfront, and it can be refunded under the Married Couple Remission if the ownership and timing conditions are met. A new launch moves the timing clock to the Temporary Occupation Permit. Which fits depends on where you can stay and how much cash you hold.
How much cash and CPF do I need to upgrade?
It depends on your flat's sale price, the outstanding loan, the CPF you used with accrued interest, the price of the condo, stamp duty and the loan the bank will approve. A sale often releases less cash than owners expect because CPF used must be refunded with accrued interest. I work through your own numbers with the upgrade cash flow tool and a TDSR check.
Is upgrading always the right move?
No. For some households the numbers say to wait, to build more cash first, or to stay where they are. I will tell you if the numbers do not support the move, and the site has a guide on when not to upgrade.
Should I consider an Executive Condominium instead of a condo?
It can suit some upgraders. An Executive Condominium follows HDB rules in its early years, so eligibility, including the income ceiling and the Minimum Occupation Period, matters. I compare an Executive Condominium, a resale condo and a new launch against your numbers before you choose.
