Buying in Singapore as a non citizen is different from buying as a local. What you can buy is limited, the stamp duty is heavier, and the bank looks at overseas income differently. The cash needed upfront is often the surprise.
I walk foreign buyers through those points in order, so you know your position before you spend time on viewings.
Who this is for
- Buyers from China, India, the United Kingdom, the United States and other countries who are not Singapore Citizens.
- Nationals of the free trade agreement countries who want to confirm how their nationality is treated for stamp duty.
- Buyers living overseas who plan to hold, rent out or later live in a Singapore property.
- Foreigners working in Singapore who are weighing a purchase against renting.
How I work with foreign buyers
- Confirm your status and your goal. Your nationality, your residency status and whether you plan to live in the home, rent it out or hold it. These decide which rules apply.
- Confirm what you can buy and what it costs. Private condominiums and apartments are open to foreign buyers. We run the stamp duty for your nationality with the foreign buyer ABSD calculator, which includes the free trade agreement check.
- Plan the financing and the cash. Stamp duty is paid in cash, and banks assess overseas income carefully. We size the cash you need and look at how funds move into Singapore. The country pages below cover the points that differ by nationality.
- Shortlist and view. We pick units that fit your numbers and your goal, and arrange viewings around when you can be in Singapore. I will also tell you if renting first looks like the better choice.
- Stay with you to completion. I coordinate with your conveyancing lawyer and your bank through the Option to Purchase, financing and completion.
I have nine years of experience and owned 5 properties before turning 30. I use the Property Portfolio Analysis, a Money, Timing and Safety diagnostic, so a foreign purchase is tested on cost, timing and risk before you commit.
What I do not do
- I do not give legal advice. Your conveyancing lawyer handles the documents and any legal question.
- I do not give tax advice, including tax in your home country. Speak to a tax adviser for that.
- I do not give financial, currency or remittance advice. Your bank is the right place for how to move funds.
- I do not give immigration advice.
- I do not promise a loan approval or a price.
Frequently asked questions
Can foreigners buy property in Singapore?
Yes, with limits. Foreigners can buy private condominiums and apartments. HDB flats cannot be bought by foreigners, and landed residential property is off limits except at Sentosa Cove, where Singapore Land Authority approval is still required.
Do foreign buyers pay extra stamp duty?
Yes. Foreigners pay a much higher Additional Buyer's Stamp Duty rate on residential property than Singapore Citizens and Permanent Residents. It is paid in cash and cannot be financed by the mortgage. The current rate is kept on the site's rules reference page.
Which nationalities are treated as citizens for Additional Buyer's Stamp Duty?
Nationals of the United States, Switzerland, Liechtenstein, Norway and Iceland are treated as Singapore Citizens for Additional Buyer's Stamp Duty under Free Trade Agreement provisions. Nationality, not residency, is what counts, so a US green card alone does not qualify.
Can a foreign buyer get a Singapore mortgage?
Banks do lend to foreign buyers, but stamp duty and the cash portion of the downpayment must be available upfront, and banks may discount overseas income. Terms differ by bank and by borrower, so confirm with the banks before you commit.
Is it better for a foreigner to rent first?
For some foreigners without long term plans in Singapore, renting first is the more sensible choice, because of the stamp duty a foreign buyer pays. I will tell you if your numbers point that way.
