Property Agent for Divorce Property Sales in Singapore

By Winfred Quek · CEA R073319H · Updated 1 Nov 2026

Quick answer: Winfred Quek is a CEA registered property agent (R073319H) who helps divorcing owners with the property side of a settlement: valuing and selling the home, working out net proceeds after the loan and CPF refunds, and coordinating with HDB, the bank and both lawyers. He does not give legal advice.

When a marriage ends, the home is often the largest shared asset, and the property side runs on its own timeline of HDB rules, CPF refunds, loans and stamp duty. It is easier to get through with a clear, neutral read of the numbers.

My role is the property side only. The settlement itself belongs to you, your lawyers and the court.

I have handled many property cases for divorcing couples, and I am married to a lawyer who specialises in family law.

That does not make this legal advice. I do not give legal advice. For anything about your order, your rights or your agreement, speak to your own family lawyer.

Who this is for

How I work on divorce property sales

  1. Start with a confidential conversation. We cover the property type, the loan, the CPF used, the Minimum Occupation Period for an HDB flat and where the order or agreement stands. Communication can route through your lawyer if you prefer.
  2. Build the net proceeds picture. Sale price less the loan, selling costs and the CPF refund with accrued interest. Net cash is often lower than the equity figure suggests, and both sides should see it early. How the CPF refund works.
  3. Set a market based price and plan. I give a view of value and a realistic sale plan, so the pricing decision rests on market evidence.
  4. Sell the property, or map the buyout. If the home is sold, I handle marketing, viewings and offers under the instructions you give. If one party keeps it, I set out the property steps: HDB eligibility and approval, loan reassessment on one income, and the stamp duty treatment to confirm with IRAS and your lawyer.
  5. Coordinate to completion. I work with HDB, the bank, CPF Board and the lawyers so the dates line up. Read the plain English guide, Divorced: what happens next to your home and property.

I have nine years of experience and owned 5 properties before turning 30. I keep to the facts of the property, and I leave the question of how the asset is divided to the court and the lawyers.

Frequently asked questions

Can an HDB flat be sold on the open market in a divorce?

HDB lists selling on the open market as one option for a divorcing owner when the Minimum Occupation Period has been met. The other option is for one party to keep the flat, if that party meets HDB's conditions. Confirm your case with HDB and your family lawyer.

What happens to the CPF I used on the home?

CPF used on the property must be refunded with accrued interest to the CPF account of the person who used it, before cash proceeds are released. It is your own money returning to your account, but it reduces the cash you receive. CPF Board can confirm the exact refund.

What if one of us wants to keep the home?

The party keeping it generally has to qualify to do so, for an HDB flat under HDB's eligibility rules, and has to pass the bank's income tests on their own income to take over the loan. It is worth checking this early, before the settlement terms are finalised.

Is stamp duty payable when a property is transferred because of a divorce?

IRAS says remission of stamp duty may apply to a transfer made because of a divorce. Whether it applies to you, and what must be filed, is a question for your lawyer and IRAS.

Do I still need a lawyer if I use a property agent?

Yes. A property agent handles the property side, such as pricing, marketing and coordination. Your family lawyer advises on the order and your rights, and a conveyancing lawyer handles the transfer or sale documents.

Need to talk through the property side of a divorce?

A confidential conversation is a good place to start. Winfred will set out the property facts and next steps, and leave the legal questions to your own family lawyer.
