Quick answer: LTA's system map shows one north as CC23 on the Circle Line, one stop from Buona Vista where the East West Line meets it. For Changi Business Park, Expo (CG1/DT35) is the station Singapore EXPO names, a three stop Downtown Line ride from Tampines. For October 2025 to September 2026, HDB approvals show whole flat median rents for a 4 room of $4,150 in Queenstown and $4,000 in Clementi, against $3,400 in Tampines, $3,380 in Bedok and $3,325 in Pasir Ris. These are not room rates. General information only.

Many people who work at one north in the west, or at Changi Business Park in the east, ask the same question: which neighbourhoods are on an MRT line that gets me there? This page answers it in three parts. It lists the stations involved using LTA's system map, it shows published median rents for whole HDB flats in the towns along each route, and it adds the private market context URA publishes. It does not rank estates, promise a commute time or give a room rate. For rooms and flats on offer now, see Winfred's rental listings.

The one north side: which stations connect

LTA's 2026 system map shows one north on the Circle Line with the code CC23, between Buona Vista (CC22) and Kent Ridge (CC24). Buona Vista is also an East West Line station (EW21), so it is where the two lines meet. On the East West Line, the codes run Queenstown (EW19), Commonwealth (EW20), Buona Vista (EW21), Dover (EW22) and Clementi (EW23). Holland Village is CC21 on the Circle Line, one stop before Buona Vista.

That gives the shape of the journeys. From Queenstown or Commonwealth you ride the East West Line to Buona Vista, then change to the Circle Line for one stop to one north. From Clementi or Dover the same change at Buona Vista applies, in the other direction along the East West Line. In every case the transfer at Buona Vista is part of the trip, so test it at your actual commuting hours. The same station list is what NUS names for its Kent Ridge campus, and the NUS and NTU rent guide uses the same two HDB towns for that reason.

The Changi Business Park side: which stations connect

For Changi Business Park, Singapore EXPO's getting here page names Expo MRT station, code CG1 and DT35, as linking the East West Line and the Downtown Line, and describes the exhibition centre as at the doorstep of Changi Business Park. LTA's map shows the matching codes. On the Downtown Line the codes run Tampines (DT32), Tampines East (DT33), Upper Changi (DT34) and Expo (DT35), so Tampines to Expo is three stops without a change. Tampines (DT32) is also an East West Line interchange (EW2).

Bedok (EW5) and Pasir Ris (EW1) are on the East West Line proper. The CG codes on LTA's map mark the Changi Airport branch, which includes Expo as CG1 and Changi Airport as CG2, and the map shows Tanah Merah (EW4) at the junction. So from Bedok or Pasir Ris, a rider uses the East West Line and expects to change at Tanah Merah or Tampines. Use LTA's journey planner to confirm the exact transfer and time. This page does not state a walking time from Expo to a particular office, because the park is large and the answer depends on the building.

Median rents for whole HDB flats along both routes

The table uses HDB's Renting Out of Flats dataset on data.gov.sg for rent approval dates from October 2025 to September 2026. I worked out the median and the middle half of rents (25th to 75th percentile) for each town and flat type. I left out 1 and 2 room flats, executive flats, and any town and flat type with fewer than 30 approvals, which removes 3 room flats in Pasir Ris (27 approvals).

How to read it: these are rents for a whole flat, as declared by owners. The dataset description says the data are indicative only and not verified by HDB. A rent approval date is not the month a tenant moved in, the towns are HDB labels and not distance claims, and the figures are not room rates, which this dataset does not contain. They describe what was approved over the past twelve months and say nothing about next year.

An illustration with arithmetic only: the median 4 room rent is $4,150 in Queenstown and $3,400 in Tampines, a difference of $750 a month, or $9,000 over twelve months. That gap says nothing about which flat is better for you. It shows why the side of the island you choose matters for your budget, before you count travel time, the floor, the lease and the condition of the flat.

Private market context from URA

URA's release for the third quarter of 2026 says rentals of private residential properties rose 1.3% in the quarter, after a 0.7% rise in the previous quarter. For non landed homes it reports changes of minus 0.3% in the Core Central Region, 1.5% in the Rest of Central Region and 3.1% in the Outside Central Region. It also reports a vacancy rate for completed private homes, excluding ECs, of 7.2% at the end of the quarter, up from 6.4%, with 8.4% in the Core Central Region, 7.4% in the Rest of Central Region and 6.5% in the Outside Central Region.

These are region indices, not rents for a station area. URA's release does not give a figure for the streets near one north or Changi Business Park, and project level rents come from its REALIS service, which needs a subscription. For a particular condo near either station, compare recent rentals in that project and ask what the unit includes.
