Lucerne Grand is the first new private condo launch in Lakeside in about ten years, so its launch weekend drew attention from HDB upgraders in the west and from buyers comparing it with nearby resale condos. If you read the headlines and wondered what 61% sold actually means, this page breaks down the reported figures.
It covers what sold, which unit types led, how the $2,480 psf average compares with nearby projects and with Thomson Reserve, and what to check if you are weighing the remaining units against a resale condo. It does not tell you whether to buy. For the wider decision, see the new launch versus resale guide.
What was reported for the launch weekend
CDL held sales on 3 and 4 October 2026. EdgeProp, citing the developer, reported the following as of 6pm on Sunday 4 October.
| Item | Reported figure |
|---|---|
| Units sold | 350 of 570 (61.4%) |
| Average price | $2,480 psf across the project |
| Buyer mix | About 93% Singaporeans, about 7% PRs |
| Land cost | $608 million, or $1,132 psf per plot ratio |
One point of confusion is worth clearing up. The EdgeProp link carries the number 614 in its address. That is 61.4%, not 614 units, and the project only has 570 units. Some portal pages show higher but undated percentages. I could not tie any to a dated, developer reported figure, so this article uses the 4 October count. Confirm any later number with the developer.

Location, tenure and the Jurong Lake District context
Lucerne Grand is on Lakeside Drive in District 22. EdgeProp describes it as five 17 storey blocks with a commercial podium, directly linked to Lakeside MRT station on the East West Line.
The tenure and site facts come from URA. Its tender award for the Lakeside Drive site states a 99 year lease, a site area of 13,485.1 square metres and a maximum gross floor area of 49,895 square metres, for residential use with commercial at the first storey. The tender closed on 3 June 2025 and URA issued the award release on 9 June 2025. EdgeProp lists the lease as starting on 8 September 2025.
Source: URA, Tender award for URA sale site at Lakeside Drive, checked 2 November 2026. www.ura.gov.sg/news/media/pr25-27/
On the wider area, URA describes the Jurong Lake District as a 410 hectare district formed from the commercial Jurong Gateway and the leisure focused Lakeside area, and as the largest mixed use business district outside the city centre. It names Jurong Lake Gardens, which it calls Singapore's third national garden, as the anchor of the Lakeside side. URA also states that a new Science Centre is due to be completed in 2027. For more on the district, see the Jurong Lake District guide.

EdgeProp notes that the last new private condo launch in Lakeside was Lake Grande in July 2016, with 710 units.
I have not quoted a completion date. The sources I checked give different estimates and none is an official developer statement, so confirm the expected completion timeline in writing before you rely on it.
Which unit types sold
EdgeProp reported take up by bedroom count, and quoted from prices in an earlier article. The remaining column is my arithmetic from the reported figures, as at 6pm on 4 October.
| Type | Sold / total | Take up | Remaining (calculated) | Indicative from price |
|---|---|---|---|---|
| 2 bedroom | 145 / 222 | 65% | 77 | $1.498M, 624 sq ft ($2,401 psf) |
| 3 bedroom | 157 / 253 | 62% | 96 | $1.988M, 883 sq ft ($2,251 psf) |
| 4 bedroom | 48 / 95 | 51% | 47 | $2.788M, 1,152 sq ft ($2,420 psf) |
The smaller formats led. But the headline percentages hide a wide spread inside each type.
EdgeProp also reported that 84 of the 96 standard 2 bedroom units sold (87.5%) and 41 of the 47 premium 4 bedroom units sold (87.2%). Set against the overall 145 of 222 two bedroom and 48 of 95 four bedroom figures, that means the other layouts within each type sold noticeably more slowly. The sub type split for 3 bedroom units was not reported.
The takeaway: the project is not 61% sold evenly. Some layouts are nearly gone while others have plenty of choice. If you are looking at the remaining units, ask which exact sub types and floors are still available, rather than relying on the overall percentage.

How $2,480 psf sits against nearby projects
EdgeProp's upgrader article gives two sets of nearby figures: ERA year to date median resale prices for older condos, and 2026 URA caveat averages for newer projects. I have added the gaps against Lucerne Grand's launch average.
| Project | Reported psf | Measure | Lucerne Grand premium (calculated) |
|---|---|---|---|
| Lucerne Grand | $2,480 | Launch weekend average | n/a |
| Sora | About $2,350 | 2026 URA caveat average | About $130 (5.5%) |
| The LakeGarden Residences | About $2,240 | 2026 URA caveat average | About $240 (10.7%) |
| The Lakefront Residences (completed 2014) | $1,783 | ERA year to date median | About $697 (39%) |
| Caspian | $1,616 | ERA year to date median | About $864 (53%) |
| Lakeholmz | $1,351 | ERA year to date median | About $1,129 (84%) |
Read this table with care. A launch average mixes floors, sizes and unit types at new sale prices. A resale median reflects older homes, with different sizes, conditions and remaining leases. The two newer projects are also about 1 km from Lakeside MRT, while Lucerne Grand is linked to it, per EdgeProp. EdgeProp quotes Huttons estimating a premium of 10 to 20% for MRT adjacency, and Realion estimating 10 to 30%. Those are agency estimates, not official data.
What the table does show is that the new launch carries a clear psf premium over nearby resale. The useful question is what you get for it, which the last section covers.

How it compares with Thomson Reserve
Thomson Reserve, the UOL and CapitaLand Development project in Upper Thomson, launched less than four weeks later. EdgeProp reported that it sold 1,143 of 1,268 units (90.1%) at an average of $2,900 psf over its VIP preview on 30 October and launch day on 31 October. About 125 units were left, of which about 123 were the smaller 2 bedroom units. Starting prices were $1.544 million for a 2 bedroom and $2.503 million for a 3 bedroom.
At face value, 90.1% against 61.4% looks like a gap in demand. Three things make it less clear cut:
- Different locations and price levels. The $2,900 psf average is about $420 psf, or roughly 17%, above Lucerne Grand's $2,480. Buyers are weighing different neighbourhoods and different budgets.
- Different scale and timing. Thomson Reserve sold 1,143 units, more than three times Lucerne Grand's 350, from a project more than twice the size. Its count also includes the VIP preview day, while the Lucerne Grand figure is as at 6pm on the Sunday.
- Different leftover mix. At Thomson Reserve nearly everything left is a small 2 bedroom. At Lucerne Grand, unsold stock is spread across all three types.
The entry price is similar, at about $1.5 million for a 2 bedroom at both. The share sold tells you how many buyers committed at launch. It does not rank the two projects on value. For how launches have been selling this year, see this look at new launches selling out.

What to check if you are weighing the remaining units against a resale
Based on the reported figures, roughly 220 units were unsold at 6pm on 4 October (570 less 350). Sales since then are not verified, so the first step is current availability. After that, these are questions worth putting to the developer's sales team and to your own research on resale:
- Which units are actually left? Ask for the sub type, floor range and facing of what remains. As shown above, the leftover choice differs a lot by layout. The stack selection guide covers how to compare stacks.
- What is the like for like price? Compare the same size and a similar floor. Check recent resale caveats on URA for the nearby projects rather than relying on medians.
- When can you move in or rent out? A new launch is paid on a progressive schedule and cannot be occupied until completion, while a resale can usually be occupied sooner. Your timeline for housing and for the sale of your current home matters. See the progressive payment guide.
- How much lease is left? Lucerne Grand's lease is reported to start on 8 September 2025. Check the start date and remaining years for any resale you are comparing.
- What does the first storey commercial podium mean day to day? URA states commercial use at the first storey. Check the layout and how it affects noise, deliveries and access for the blocks you are considering.
- Can your finances carry it? Confirm your loan limits, cash and CPF needs with your bank before you commit, and allow for the period when you pay progressively but cannot yet use the home.
If you are also deciding between types of purchase, the HDB resale versus new launch condo comparison sets out the trade offs. Launch figures are developer reported at a point in time, and they say nothing about resale performance, rents or future prices. Everything here is general information and does not recommend any project, unit or purchase.
Frequently asked questions
How many units did Lucerne Grand sell on launch weekend?
EdgeProp reported that Lucerne Grand sold 350 of its 570 units, or 61.4%, as of 6pm on Sunday 4 October 2026, at an average of $2,480 psf. These are developer reported figures at that time, and later totals may be higher.
Does 614 sold in the EdgeProp link mean 614 units?
No. The 614 in the EdgeProp link stands for 61.4%, the share of units sold. The project has 570 units in total, so 614 units sold is not possible.
Where is Lucerne Grand and what is the nearest MRT?
It is on Lakeside Drive, in the Lakeside area of the Jurong Lake District, and EdgeProp says it is linked to Lakeside MRT station on the East West Line. URA's tender award for the Lakeside Drive site states a 99 year lease.
How does the launch average compare with nearby resale condos?
EdgeProp reported ERA year to date medians of $1,783 psf for The Lakefront Residences, $1,616 for Caspian and $1,351 for Lakeholmz, against Lucerne Grand's $2,480 launch average. The measures differ in age, size and method, so they are a guide to the gap, not a like for like comparison.
How does Lucerne Grand compare with Thomson Reserve?
EdgeProp reported that Thomson Reserve sold 1,143 of 1,268 units, or 90.1%, at an average of $2,900 psf over its VIP preview and launch day on 30 and 31 October 2026. The two projects differ in location, size, price level and the timing of the count, so the percentages are not a direct ranking.
What is the expected completion date for Lucerne Grand?
This article does not quote one. The sources checked give different estimates and none is official. Ask for the expected completion timeline in writing from the developer's sales documents.
