In short: A month by month look at the overlap between selling your HDB flat and buying the next home, and where the money actually comes from.

Most HDB owners who upgrade hit the same problem. The new home needs a booking deposit and the option fee before the old flat sells, and the sale money arrives only after completion. For a few months, you are paying for two homes.

This guide walks through the overlap in plain steps. It is general information, not a plan for your situation.

The three parts of the gap

  1. Booking and option money. Usually paid from savings. Check with your bank and the CPF Board whether CPF can be used.
  2. Progressive payments on a new launch. Paid in stages as the building goes up. The stages can run for years, so the overlap may be shorter than the build.
  3. Bridging costs. Your mortgage on the new home, plus the old flat's loan until the sale completes.

A simple month by month view

Take the same three months and map them out before you commit:

If the old flat takes longer to sell than the new home takes to complete, the gap grows. Plan for the slow case, not the fast one.
