In short: A short list of questions that save time for tenants, landlords and agents, and help you decide which viewings are worth your slot.

A viewing takes time for you, the landlord and the agent. Five questions before you book will tell you whether the unit is worth the slot.

1. Is the rent and the lease term within your budget?

Ask for the monthly rent, the deposit, and the minimum lease term. A low rent with a long lock in can cost more than a higher rent with flexible terms.

2. What is included in the rent?

Check whether utilities, the air conditioner servicing, and the internet are included. Ask which appliances and furniture come with the unit, and whether they are in working order.

3. Who can move in, and how many people?

Some landlords set rules on the number of occupants, pets, or the type of tenant. Ask these early so you do not waste a viewing.

4. When is the earliest move in date?

Ask when the current tenant leaves, whether the unit is free now, and whether the landlord needs a notice period. If the unit is still tenanted, confirm when you can see it.

5. What paperwork do you need?

Most tenancies ask for identification, proof of income, and a deposit. Ask for the list before you go, so you can bring what is needed.

A simple way to use the list

Send these five questions to the agent or landlord before you book. A clear answer on all five means the viewing is likely to be worth your time. Vague answers are a reason to ask again before you commit.

For landlords and agents

The same five points help you filter enquiries. Tenants who ask all five are usually serious. Set out the answers in your listing so the questions are answered before the viewing.
