First Time Buyer Series · Part 4 of 8

How to shortlist and view your first home properly

By Winfred Quek · CEA R073319H · Published 29 August 2026

Quick answer: Shortlist on what a future buyer will also care about: lease remaining, floor level, facing, layout efficiency, and block position, since those decide resale value later, not just how a unit feels today. At the viewing itself, check for defects, water pressure, aircon condition, renovation age, and any outstanding MCST or town council notices. Most first timers view somewhere between 8 and 15 units before making an offer.

Key Takeaways

  • Shortlist on what a future buyer will also care about: lease remaining, floor level, facing, layout efficiency, and block or stack position, not just how the unit feels on the day.
  • A short remaining lease affects your own CPF usage and loan quantum today, and will affect the next buyer's too, so treat it as a financing question, not only a lifestyle one.
  • At every viewing check for defects, water pressure, aircon condition, and renovation age with your own eyes, not just the listing photos.
  • For condos ask about outstanding MCST issues; for HDB ask about town council notices or upcoming upgrading works.
  • Most first timers view somewhere between 8 and 15 units before making an offer. Fewer than that and you likely have not seen enough of the market to negotiate with confidence.

Shortlisting is where first timers waste the most time, usually by viewing units that were never realistic in the first place, or by falling for staging and missing what actually determines value five or ten years from now. Treat every unit the way its eventual next buyer will, because one day that is exactly who you will be selling to.

Shortlist on what decides resale value later

Lease remaining. For HDB flats especially, a shorter remaining lease restricts how much CPF you and a future buyer can use, through the Valuation Limit and Withdrawal Limit rules, and restricts financing more as the lease shortens. This is not just a "will I still be alive to enjoy it" question, it is a financing question for you today and for whoever buys from you later. See how lease decay affects value and CPF Valuation Limit and Withdrawal Limit explained.

Floor level. Middle floors typically balance natural light against heat and noise better than very low or very high floors, though preference varies. What matters for resale is that extreme floors narrow your future buyer pool, not that they are inherently worse.

Facing. West facing units take more direct afternoon sun, which some buyers actively avoid and others do not mind. Know your own tolerance, and know that it will matter to your next buyer too.

Layout efficiency. Two units of the same floor area can have very different usable space once you subtract bay windows, planter boxes, and awkward corners. See floor plan efficiency explained for how to compare properly.

Block and stack position. Proximity to a bin centre, a lift lobby, or an exposed corridor affects daily life and resale appeal in ways that rarely show up in listing photos. Walk the block, not just the unit.

What to actually check at the viewing

See the fuller defects inspection checklist, originally written for new handovers, for a more complete list of what to look for with your own eyes rather than relying on listing photos.

Listing photos vs reality

Wide angle lenses, bright lighting, and careful staging can make a cramped layout look generous online. Bring the floor plan with you and check it against what you are actually standing in, not just how the space feels with someone else's furniture arranged in it. Ask when the listing photos were taken too, a unit photographed two years ago may have a different tenant's fit out, or may no longer reflect the current condition after a tenant moved out.

Viewing etiquette and how many is normal

Be on time, keep the visit reasonably brief, and avoid negotiating price in front of the seller or current occupant during the viewing itself, that conversation belongs with the agents afterward. Take photos discreetly and with permission. Avoid visibly negative comments about the unit while the occupant can hear you, it rarely helps and sometimes actively hurts your later negotiating position.

In my experience running first timers through this process, somewhere between 8 and 15 viewings is a normal range before an offer feels right. Fewer than that, and you likely have not built enough of a reference point across the market to know if a unit or a price is actually good. More than that without progress usually means the shortlist criteria need tightening, not that you need to keep viewing endlessly.

Questions worth asking before you leave

Beyond the one specific question mentioned below, a short standard list helps you compare units consistently rather than remembering different details for each. Why is the seller selling. How long has the unit been on the market. Has the price been reduced since listing. Are there any known issues with neighbours, noise, or the block that would not show up in a single visit. None of these guarantee an honest answer, but asking them consistently, and noting how confidently they are answered, gives you useful signal across your shortlist.

Keeping a scorecard

After the fourth or fifth viewing, units blur together. A simple scorecard fixes this: list your criteria, score each unit from 1 to 5, and compare side by side rather than relying on memory and whichever one you saw most recently.

Winfred's Take

Buyers who keep a scorecard negotiate better, because they can talk price with specifics, this unit's aircon is nine years old, that one has a shorter remaining lease, instead of vague enthusiasm the seller's agent can simply wait out. One habit I recommend to every first timer: at each viewing, ask the seller's agent one specific question, not a general "any info?" Why is the seller actually selling, whether there are any notices, and the age of the aircon are three that consistently surface something useful.

Frequently asked questions

How many viewings should I expect before I find the right unit?

Somewhere between 8 and 15 viewings is a normal range for most first time buyers before an offer feels right. Fewer than that usually means you have not seen enough of the market yet to negotiate with confidence.

What should I check for water pressure and plumbing at a viewing?

Run every tap in the kitchen and bathrooms during the viewing, particularly on higher floors, where weak pressure is a known issue in some older blocks. Also ask directly when the plumbing was last replaced or repaired, since a fresh looking renovation can hide old pipework.

Does a short remaining lease actually matter if I plan to stay long term?

Yes, because it affects your CPF usage and financing today through the Valuation Limit and Withdrawal Limit rules, not only your resale prospects decades from now. A shorter lease can mean less CPF is usable for the purchase from the outset.

Can I negotiate on the spot during a viewing?

It is generally better not to. Negotiating price in front of the seller or current occupant during the viewing itself can work against you. Let that conversation happen through the agents afterward, once you have had time to think it through.

What is a normal aircon age before I should budget for replacement?

There is no single fixed number, but units with aircon systems approaching or past a decade old, especially without a clear service history, are worth budgeting for replacement or a major service shortly after you move in.
