Penthouse

What is a penthouse? A penthouse is the top floor unit or units of a condo development, typically the largest layout available and sometimes a duplex or triplex with a private roof terrace or pool, held under the same strata title and MCST structure as the rest of the building.

Penthouses are typically the flagship units in a development, often the only ones with private roof terraces, plunge pools, or higher ceilings, and developers price them at a meaningful premium per square foot over standard units in the same project. Some are single level, others are duplex or triplex layouts with an internal staircase connecting the top floors. The exact configuration varies widely by project, so the term describes a position in the building and a level of finish more than a fixed layout.

Who tends to buy: owner occupiers who want privacy, views, and outdoor space without leaving a condo setting, and a smaller pool of investors drawn to the prestige and rental appeal to senior expatriate tenants. Because the total quantum is high, the buyer pool is narrower than for standard units, which is worth weighing against the premium paid, especially if resale liquidity matters to your plan.

Ownership and financing quirks worth knowing: MCST share value is generally allocated in proportion to floor area, so a penthouse carries a larger share of the building's total maintenance and sinking fund contributions, meaning higher monthly fees than a standard unit even before factoring in any private facilities. A private roof terrace or pool is sometimes treated as part of the unit's exclusive use area rather than full common property, and responsibility for waterproofing and structural repair of that space can sit differently than buyers expect, so this needs checking against the strata title plan and MCST by laws rather than assumed. Buyer stamp duty and additional buyer stamp duty scale with price, so the higher quantum of a penthouse means a proportionally larger stamp duty bill at the top marginal bands.

What to check before committing: who is responsible for maintaining and repairing any private terrace, pool, or roof structure, and whether that is documented in the MCST by laws or the deed of the strata lot, the age and condition of roof waterproofing membranes since repairs here tend to be costly, the unit's exact share value and resulting monthly maintenance, fire safety and access provisions if the layout is a duplex or triplex, and realistic resale liquidity given the smaller buyer pool at that quantum.
