The two most common uses are multi generational living, where elderly parents or adult children get real independence under the same roof, and a live and rent strategy, where the owner occupies one space and rents out the other for supplementary income. Some new launch developers have marketed dual key layouts heavily on this investment angle.
What commonly surprises buyers is that because it is one title, you cannot sell or mortgage the two spaces separately, and renting the two spaces out to two completely different, unrelated tenant households is not automatically guaranteed to be allowed. Whether that is permitted can depend on general subletting norms and how the specific MCST or management treats it, so it is worth confirming rather than assuming. The smaller annexe is also often less space efficient than a standard layout of the same total size, since a duplicated bathroom, kitchenette, and extra internal walls eat into the floor area, meaning more of what you are paying for goes to non usable space. Total maintenance fee and property tax apply to the whole unit as a single line item, not split between the two spaces.
Before buying, ask for the actual floor plan with dimensions rather than relying on the marketing render, confirm directly with the MCST or managing agent whether renting the two spaces to different tenants is actually permitted, and compare the total price per square foot against a standard layout unit of similar total size to judge whether the dual key premium makes sense for how you actually intend to use it.
