Unlike ABSD, which only applies from a buyer's second residential property (or first for some foreigners), BSD applies to every purchase, HDB, private, or commercial, and to every buyer profile.
The 2026 BSD schedule is tiered: 1 percent on the first S$180,000, 2 percent on the next S$180,000, 3 percent on the next S$640,000, 4 percent on the next S$500,000, 5 percent on the next S$1,500,000, and 6 percent on any amount above S$3,000,000. BSD is computed on the higher of the purchase price or the bank's valuation.
Worked example: on a S$1,500,000 condominium, BSD works out to roughly S$44,600, before any ABSD that may apply. BSD is due within 14 days of exercising the Option to Purchase for a private property, and it must be paid regardless of financing arrangements.
