Air Conditioner Ledge

What is an air conditioner ledge? The air conditioner ledge, often called the aircon ledge, is the small external space set aside on a unit's floor plan to house the outdoor condensing units for the home's air conditioning system. Like the bay window, whether its area counts toward the unit's quoted strata area has varied by project and by period, so it should be checked rather than assumed.

An air conditioner ledge is typically a recessed or projecting external space, screened by louvres, sized to fit one or more condenser units with enough clearance for servicing access. Almost every private residential unit built in Singapore in recent decades has one, since split system air conditioning is the standard cooling setup for local homes.

The ledge is functional space rather than living space, but because it appears as part of the unit's floor plan, how it is treated in the quoted area affects how much of what a buyer is paying for is actually usable indoor space. A poorly designed ledge, one that is too small, badly placed, or difficult to access for servicing, can also become a genuine maintenance headache over the years, even though it rarely gets much attention during a viewing.

Some marketing materials quote a unit's total strata area without making clear how much of that figure is bay window and aircon ledge area versus actual internal living space, so two units listed at the same quoted size can offer noticeably different amounts of usable indoor floor area. This is a common point of confusion for buyers comparing units purely on the headline size.

Ask for a breakdown of the unit's area that separates internal floor area from bay window, aircon ledge, and any private enclosed space or balcony, confirm the ledge is genuinely accessible for future servicing and eventual compressor replacement, and compare the layout efficiency ratio across the units you are considering rather than relying on the headline strata area alone.
