Calculations last verified August 2026 against IRAS, MAS and HDB published rates.
It calculates your monthly repayment, total interest over the full loan tenure, the year 1 interest versus principal split, and a full year by year amortisation table, alongside an amortisation timeline chart of outstanding balance and cumulative interest paid.
Max tenure is the lower of 30 years for private property or 25 years for HDB and EC, or age 65, whichever comes first.
It tests what happens if your rate rises 1.5 percentage points, showing your new monthly repayment and exactly how much more that is per month, so you can check you could still hold the loan before committing.
The TDSR check caps total monthly debt, this loan plus your existing obligations, at 55% of your gross monthly income. Enter your income and existing debts and the calculator shows whether you pass or exceed that cap.
MSR applies only to HDB and EC loans, capping your housing repayment alone, not other debts, at 30% of gross monthly income. It sits alongside, not instead of, the TDSR check.
