Safety: Eligibility and Income Ceiling Differ by Type
From 24 August 2026, the household income ceiling for most subsidised BTO and resale grant schemes is 16,000 dollars a month for families and 8,000 dollars for singles, while the Executive Condominium ceiling is 18,000 dollars a month. A household above the HDB ceiling but below the EC ceiling may find an EC is the only public housing route still open to them. Always check the exact ceiling for the specific scheme or grant you intend to use, since some grants apply a lower ceiling than the base purchase eligibility.

A BTO flat is priced by HDB below the equivalent resale market value, so the subsidy is built into the launch price itself.
