Most condo owners get the notice, feel relief at the windfall, and then make avoidable mistakes in the next 90 days. CPF timing, ABSD sequencing, and reinvestment structure all have to be right.
The 4 decisions that matter most
01 -- CPF position
Know your actual cash proceeds
Your CPF principal and all accrued interest (2.5% p.a. compound) must be refunded to CPF OA first. On a 10-year hold with S$300,000 CPF used, the refund can be S$80,000 -- S$100,000 more than you expect. Know the real number before the announcement.
02 -- ABSD timing
Don't buy before the en-bloc completes
If you buy a replacement home before the en-bloc sells, you hold two properties and your "replacement" purchase incurs 20% ABSD. Wait until the en-bloc completes and your count resets to zero. The sequencing alone can save you hundreds of thousands.
03 -- Reinvestment thesis
Decide before the cash lands
Write down your brief now: price band, district, tenure, own-stay vs investment vs both. Buyers with a defined thesis execute better and faster. Those who decide only after receiving the cheque tend to either over-pay in haste or hold cash too long.
04 -- The 20-30% premium
Treat the premium as your next deposit
En-bloc premiums historically run 20 -- 30% above individual market value. That is real capital gain. If your unit was worth S$1.2 million, the en-bloc premium alone might be S$240,000 -- S$360,000. Seed the next property with this, don't spend it on lifestyle adjustments.
