Which District Is My Condo In: Postal Code to District Lookup
You are scrolling a listing and it says District 27. You thought the block was in Sembawang. It is, and Sembawang is District 27. The confusion is normal. Singapore does not label property by town on the paperwork that agents, banks and analysts actually use. It labels by one of 28 postal districts, and the district is read off the first two digits of the six digit postal code, not the town name on the sign outside your block.
This matters more than it sounds. A listing titled "Bukit Canberra area" and one titled "District 27" can be the exact same project. If you search only by town name on a portal, or only by district, you can miss half the listings that match what you actually want.
Money: why the district number matters
Banks, valuers and property portals report price per square foot by district, not by estate name. When someone tells you the "district 15 psf" or the "district 9 median", they are pulling a number that groups every project inside that postal sector range, whether it faces the sea or a car park. Two condos five minutes apart by foot can sit in different districts if a boundary road runs between the postal sectors, and their price data gets grouped separately as a result.
Knowing your real district lets you pull the right comparison set. If you compare your unit against the wrong district's transactions, you will misread whether the asking price is fair. This is also how agents and analysts describe a submarket to a buyer over the phone. Saying "district 10" is faster and more precise than listing five estate names, and it matches exactly what shows up in URA and bank valuation reports.

A few districts share a boundary road, so two blocks facing each other can sit in different rows of this table. If your postal code is not in the range you expected, trust the postal code, not the estate name.
Timing: how this affects your search
When a new launch calendar comes out, it is announced by district first, project name second. If you only track your preferred town by name, you can be a week behind buyers who filter by district number on the same portal alert. During a busy launch window, that lag is the difference between an early viewing slot and a sold out showflat.
The same applies to resale hunting. Most portals let you filter search results by district. If you assume your target estate falls in a district it does not, your filter silently excludes the very listings you are trying to find. Confirm the district from the postal code first, then set your filters.
Common mix ups
Three confusions come up again and again with buyers and tenants.
- Bukit Canberra and Sembawang: Bukit Canberra sits inside Sembawang, and both are District 27, along with Yishun. Buyers sometimes search for Bukit Canberra separately and miss the wider district 27 comparison set.
- Bishan: Bishan is District 20, grouped with Ang Mo Kio. It is often lumped in conversation with the Thomson corridor, which actually sits in District 11 and District 26.
- Seletar: Seletar is its own district, D28, separate from the nearby Yio Chu Kang and Hougang area, which falls under D19.
Safety: don't let the district number replace due diligence
The district table is a useful shorthand for search and comparison. It is not a substitute for checking the actual project. Before you rely on a district level price average to judge a specific unit, look up the project's own transaction history on data.gov.sg or through a valuer, and check the exact postal code of the block on its title documents, not just the marketing brochure.
