UK Property for SG Buyers
London capital preservation + Manchester yield = the two thesis SG buyers usually consider. The tax structure (SDLT non-resident surcharge, non-resident CGT, ATED for companies) is denser than SG. Worth thinking through before you buy.
The two main thesis
- London (capital preservation, ~3-4% yield), Zone 1-3 prime, GBP-denominated wealth diversification, child's university base, second home
- Manchester (yield, ~5-6%), BTL play, student housing, regenerated areas (Salford Quays, Ancoats, Northern Quarter)
Tax architecture
- SDLT (Stamp Duty Land Tax): Tiered, plus 2% non-resident surcharge, plus 3% additional-dwelling surcharge if you have any UK or worldwide property. Total can hit 17% on a 2nd home.
- Non-resident CGT: 18-28% on gains since 2015 baseline.
- Income tax on rent: 20-45% UK income tax on net rental.
- ATED: Annual tax for companies holding £500k+ residential. Usually avoid corporate structures.
- SG tax credit: SG-UK DTAA gives credit for UK tax paid against SG rental income tax.
